The numbers are out. It was a bad year in terms of sales. 6,040 unit sales constitutes the lowest in the last 10 years. 2007 = 8,931 unit sales: 12.23% 2008 = 6,519 unit sales: (27.01%) 2009 = 8,096 unit sales: 24.19% 2010 = 6,546 unit sales: (19.15%) 2011 = 6,040 unit sales: (7.73%) Total Sales $ 2005 - $3,206,969,321 2006 - $3,373,171,099 2007 - $4,146,651,569 2008 - $3,111,882,746 2009 - $3,775,730,705 2010 - $3,239,493,835 2011 - $2,981,977,290

Still, the "average" sale price in 2007 was about $464,298 and in 2011 it was $493,704. Make of that what you will. |

Not surprised to see a 32% drop from '07 to 11. Marko, thanks for the info. Its amazing what the ripple effect of 30% less sales have on our local economy. Its that much less work for Lawyers, appraisers, movers, not to forget the hardware store, the locksmith , truck rentals etc. Its not just real estate agents that are hit! I'm glad I bought our last home 14 years ago and am mortgage free. I couldnt imagine carrying a mortgage of the size some people are carrying today!!! |

When you refer to "inventory," would this include pre-built condos?

| Inventory only includes MLS® listed units. The hundreds of pre-sale units (Promontory, Mondrian, etc.) are not included in the "inventory" figure unless they are listed on MLS® (currently 10 units at the Promontory are listed on MLS®)

Thanks for the clarification. So in reality we don't really know how many units are actually being offered unless we keep tabs on all non-MLS listings. This makes me wonder how previous years compared with the last one or two years (with higher MLS inventory) considering the much slower pace of condo construction now. In the mid to late 2000's there were many hundreds, if not thousands, of condo units being built and throughout the region at any one time and most definitely not every unit was on the MLS.

Both 2012 and 2011 were equal in house sales per day. 2012 saw slight below 17.4 houses sold daily and 2012 saw slight above 17.4.
