I remember there was contention with the previous 12 story proposal for this site because the rental building currently on the site would be lost. So I wonder, how is building a six story building on this site now any better? The rental units are still being lost.

A housing unit is a housing unit. So long as this building has more units than the old building, it means more homes. Sure the old tenants may not be able to live there, but they'll move into the places the new owners vacate.

The existing building has fallen into such horrible disrepair it should nearly be condemned. Would have loved to see a 12 story here though. More units, more affordability!

When the owner of the existing building was prevented from tearing it down by the city in order to retain the low priced rental units he must have then decided to spend a minimum on maintenance until the building got so bad it had to be torn down.

Now I bet someone in JB will suggest turning the (soon-to-be) vacant lot into a park...even though there is a rather significant piece of parkland directly across the street.

13 units sold so far (38 unit building) including all four penthouses. Most of the units that have sold are larger floor plans; therefore, 40% sold in terms of dollar value.

The sales team at 200 Douglas tells me a lot of their buyers have cross shopped with the Duet. Chard and his team will have to work extra hard this time around with a soft market, lots of investment and entry level condo competition (Era, Promontory, Union, Mondrian, etc.) and a very stiff and direct end-user competitor in 200 Douglas, which now also has a shovel in the ground.

Interesting times.

Those kitchens are nice, but does anyone notice an issue with the cabinets on either side of the vent hood?

There is a solid selection of large units at the Duet; however, they are not moving. At the Duet the smaller units are selling well.

Looks like the bulkhead is getting in the way of the door fully opening. Pretty cool though if these were the electric kind.

An extra god knows how much for them all because you're too lazy to raise your arm above should height.

What is the deal with almost everyone using Blum hinges and soft-close systems? You would think there would be more competition in this segment.

Well that too I guess, but I was going to say it blocks the light, something that's nice to have when you're looking in your cupboards. Also I'd be worried about people leaving the door up right against the light for any length of time.

Standardization perhaps? With one major manufacturer of hardware, cabinet makers have fewer variations in hardware to account for, or fewer designs in the CAD system may simplify manufacturing? I don't know. I just know I wish my neighbour would get some Blum soft-closers on his cupboards.
