I'm pretty good, but not that good. Seriously, housing is passing a generational top based on demographics alone, without addressing the credit implosion and other trendposts. Our children will ridicule current investment psychology. Changes across the USA and UK generally take a little longer to hit Canada.

I hear anecdotes that RE is already slowed dramatically in the Interior and up-Island. IMHO, the one thing that Victoria has going for it more than any other part of BC is that it attracts comparatively wealthy retirees from other provinces. A young market is a leveraged (mortgaged) market.

Capital region real estate sales see boost in August (TC, 2-Sep)

Summer 2011 will almost definitely be remembered as Victoria's 'Top.'

I stopped by Cafe Fantastico at Dockside this morning with my mum and I have to say that the outdoor patio is a wonderful place to sit and relax while looking out onto the downtown core and watching various vessels traverse the upper harbour.

If you're looking for a unique place to have a coffee, I highly recommend that you check this place out.

These days it means next to nothing given all the signage on the Hudson and Era lots!

Word on the street is an announcement is coming in early 2012 about a future phase or phases. This is coming from residents at Dockside.

Not only is Phase 2 sold out, but there are big signs touting the fact. So moving ahead in early 2012 would be very welcome.

DG slashed prices to the point where they were too good to pass up and they sold like hotcakes. Penthouse suite in the last phase, for example, were slashed to the mid-$500's from nearly $1-million.

You talking about how the flatiron is pulled back from Harbour? I suspect that is actually an architectural decision with regards to the central park, which is supposed to be community amenity.

I noticed last night when I dared venture into Esquimalt that Dockside has a lot of signs on Esq. Rd. saying "Sold OUT - thanks Condo Group!" and a few that mention "New pads coming soon".

Their website says "We are completely SOLD OUT of residential suites. More to come - stay tuned!"

Seems like a bit of strange marketing, unless they are finished for now. Are they?

What happened to Dockside Village and Dockside Commons?

Breaking News

Concert Properties, the Vancouver-based developer behind the upcoming Era project in downtown Victoria, is in final negotiations with VanCity to purchase the undeveloped portions of the Dockside Green project, according to a source familiar with the terms of the sale.

One would assume that should this sale go through Concert Properties will be bound by the same expectations to build a "green" community as per the requirements agreed to by Windmill Developments and VanCity.

Concert Properties is not the partner on this project. It should be released who is within the next few days.

There were a lot of feathers ruffled in mid March about Concert's involvement with VanCity on this project. I wonder why that was if a different partner will be named.
