From the photo posted by NaCl it does not look like the rock along Esquimalt Road will be removed.

In fact, the road will become even more canyon-like as there will be a 21 storey building towering above it.

Thank you And please do not do the math from my join date to my first post...as I will make it easy. I joined in April 2010 and my little girl turns two next month...and the time to first post and her age are definitely related!

My wife and I have watched the Bayview development with a lot of interest as a good project will probably have a good impact on our property value!

Hence why we are really hoping the Roundhouse phase goes ahead...

There has been an excavator working at the Roundhouse the last week or two cleaning up brush, debris etc.
Some of the rock from Promontory is being dumped there and spread out beside the tracks. You can see the rock to the right of the brick coloured warehouse on the left in the second picture.

If the rock along Esquimalt, all you will see is the concrete wall of the underground parking.
I'm wondering if the rock is removed and the parkade exposed, then it is no longer "underground" and should be subject to the setback requirements of the above ground portion of the building. The underground parking has a much bigger footprint on the lot than the actual building will.

But the rock isn't being removed, or else it would have by now and that one tree that can be seen would not have a protective fence around it (it and the other tree would have already been cut down).

How many levels of underground parking are planned?

4 levels I believe and the foot print of the parkade is quite a bit larger than the floor plates of the tower; therefore, certainly no parking shortage. As I recall 234 spots for 177 units.

That's interesting. Perhaps this parkade will double as parking space for a planned commercial component.

I doubt it....every unit comes with a spot included so that is 177 right there and they are selling full size stalls for $12,000 and compact stalls for $8,000. If I was buying a larger 2 bedroom over $500,000 I would pick up at least one extra stall.

I see. Wasn't there talk a little while back to build a cafe or commercial building atop the Bayview rise?

Are my eyes still seeing things in a post-Hawaiian glow or has the rock on the Esquimalt Road side now been breached? (last photo between the 2 trees).

Yes, they've broken through the rock by Esquimalt Road. I'll try to get a picture from the other side tomorrow.

We were wondering what they are using to crush the rock?
or are they just taking the big rocks away?

Well we did it, we just purchased a 16th floor 'E' suite through Marko. We're having Bosa change the floor plan to turn it into a super-sized studio that will look similar to this rendering I did in Sketchup and Kerkythea. For those who dabble in rendering, the model is geo located to Victoria and is correctly oriented ENE. The sunlight streaming in is what you would actually see on an early morning sunny day in July.

From looking at the site plan, Marko is right, the parking structure has 4 underground levels and appears to have a footprint that is well over twice the area of the tower. As can be seen from this week's photos, it has a mostly rectangular shape of about 62m x 37m that starts at the fence of the Bay One building and extends out perpendicular to the fence. The tower will be located more over the northern half of the parking structure.

The section of the parking structure that is closest to Esquimalt Rd is indeed where the rocks have been breached between the two trees. However, the edge of the structure is still over 6m from the road at that closest point. I don't think there will be access to the parking structure from Esquimalt Rd. even though it is fairly close at that far corner. Honestly, at completion, I don't think the structure will even be visible from Esquimalt Rd.

^ Congratulations Gary, you must be excited. From the 16th floor you should be able to see Vancouver.

I have seen them use a hydraulic ram attached to the excavator to break the rocks as well as the brute force method of grasping a large rock in the jaws of excavator and smashing it into another large rock.
When the rocks are the correct size to load into the dump trucks they are taken to Ralmax across the Bay Street bridge to be crushed.

I've seen dump trucks full of massive boulders presumably from the Promontory excavation drive down Catherine Street and turn west on Skinner. I wasn't aware Ralmax was crushing some of the loads but that makes sense.
