Another Abstract development.

I don't know where it is but I'm guessing somewhere near Terra Verde.



Prices:
Block A
Unit #1 1,523 sq ft. $689,900
Unit #2
1,603 sq ft. $679,900
Unit #3 1,523 sq ft. $699,900
Block B

Unit #4
1,719 sq ft. $649,900
Unit #5
1,805 sq ft. $659,900
Unit #6 1,712 sq ft. $669,900

Maybe I'm just jaded over the ridiculous asking prices of some of the other new developments in the area - but these prices seem very reasonable.

Around $400 per sq foot ain't bad at all.
Compare that to the insanity that is Fairfield Rise, you've got yourself a bargain here. Not to mention that this one is 100 times more attractive.

Looks a lot like Terra Rose on Meares - and that one's help up well.

How come Mike Miller (Abstract) can build nice projects for $400-450/sq. ft and someone else wants $1k for a chezy-looking project?

Abstract has a track record, Terra Rose is one of my faves built in the last 5 years but who is putting up Fairfield Rise and what's the justification for the insane pricing?

Isn't there a project in Fairfield between Cook and Vancouver pending? I remember they recently demolished a couple of houses on the north side of the street.

Oh. Question for anyone that lives a couple of blocks away from a pub. How often do you visit? Was it a factor in deciding where to live? If it closed would you be inconvenienced?

I live about a 10 minute walk to Fifth Street and a 5 minute walk to Rosie's the pub(CBW sometimes), I rarely go to Rosie's but end up at Fifth Street fairly often and yeah I would be upset if it closed.

I didn't choose where I live based on a pub but certainly walking proximity to downtown and also a neighbourhood shopping area was paramount.

I saw a late-90's study by some UVic students, showed that 90-95% of neighbourhood pub visitors lived > 5km away. It had studied about 15 pubs around town, and I can't recall which, or how accurate I thought the thing was at the time. I suppose a lot depends on the neighbourhood. I can't see a lot of walk-ups to Monkey Tree or Bleue Coyote, but can see lots at Cook St. Village, but also can see lots at CSV driving there too.

You're thinking of Terra Verde. Which is well into construction btw.

Its nice to have a pub walking distance away from your house but seriously, would it be a factor in making a $500K+ purchase?
I'm a few minutes from a pub in OB but I've been in it maybe 5 times in 5 years. IMO major factors (not necessarily in this order) would be transportation options, local shops/services (I don't want to have to drive if I'm out of milk), visually attractive area and of course the most house for the money.

I love being near a pub. Not that I can make it very often.

Keep in mind, wherever this development is, they say it's near Cook St. Village, so it's going to be pretty near a pub as well. One that is much better than Ross Bay Pub. Bleh.

Oh, but you are expected to do drive for your pints. The City bases a neighbourhood pub's seating capacity on a ratio of parking spaces provided. One day I want to ask the City their rationale for that.
